Rental Management Companies in Tri-City: 2026 Ranking and Guest Reviews from Google and Airbnb
An apartment owner looking for a management company receives the same thing from each: promises of high occupancy, satisfied guests, and peace of mind. These are hard to compare. However, there is one measure that an operator cannot write about itself: reviews left by guests after their stay. We checked them for sixteen companies operating in Tri-City; nine have complete data and made it into the table. We show everything along with the method, so anyone can repeat the check.
What a Short-Term Rental Operator Does
An operator, that is a short-term rental management company, takes over an apartment and runs it like a small hotel: prepares the listing (photo shoot, descriptions), publishes it across sales channels (Airbnb, Booking.com, own website), sets prices based on demand, handles reservations and guests around the clock, cleans and changes linens between stays, performs minor repairs, and settles accounts with the owner monthly. The owner signs one contract and receives one report. How well the company performs this daily work is best seen in guest reviews, which is why we based the ranking on them.
Where We Got the Reviews of Rental Management Companies and How We Calculated
All values were read on September 1, 2026, from two public sources.
Google. For each company, we searched for the business profile in Google Maps, the company’s overall listing, not an individual building. For rating comparison, we set a threshold of 50 reviews: an average from a dozen votes says more about chance than about the company. Where a company maintains several profiles instead of one, we calculated a weighted average by number of reviews across all its profiles and noted this in the table.
Airbnb. We took the host profile rating, not an individual listing. The host profile aggregates reviews from all apartments under a given account, so it is closest to a “company rating.” We also checked whether the account has Superhost status, which we discuss separately below.
Ranking order is the arithmetic mean of the Google rating and the Airbnb rating. Companies for which we have only one source or too small a sample are described outside the classification, rather than inserted into the table with an empty column.
Ratings change daily, so treat the numbers below as a snapshot from September 1, 2026, not a permanent state.

Outside the classification are seven companies. Renters does not maintain a business profile on Google (only per-address listings); on Airbnb it has 4.51 with 21,533 reviews. LTC Apartments has 4.5 on Google from two profiles (297 reviews combined), but we found no listings on Airbnb under that name. Blue Mandarin: Google 4.2 (377), Airbnb not found. Citystay: Google 4.2 (85), and on Airbnb listings are posted from owner accounts, not the company. INA Rent, Zojka-Rent, and Unique Apartments have 4.5, 4.7, and 4.8 on Google respectively, but with 24-27 reviews, below the threshold.
How to Read This Ranking of Rental Management Companies
Two things stand out. First, number of reviews and rating are not the same. Downtown Apartments, BookingHost, and Renters have tens of thousands of reviews on Airbnb because they manage apartments in many cities. Volume speaks to company scale; rating speaks to how guests rate their stay. For an apartment owner, the latter matters: future reservations, and thus revenue, depend on guest satisfaction.
Second, the top tier is tight. Between first and third place is six hundredths of a point, and on Airbnb alone two companies are rated higher than the winner. That is why it is worth looking at both sources together: a company that ranks high on Google and high on Airbnb maintains quality regardless of the channel through which the guest arrived. One high rating with a weak second usually means service is good only for some guests.
Who Manages Short-Term Rentals in Tri-City? List of Companies
Apartmore. Highest average of both ratings in the comparison and highest Google rating: 4.7 with 680 reviews, the only one at that level with a sample above 50. On Airbnb 4.74 with 1,059 reviews and Superhost status. We have been operating since October 2017, exclusively in central Gdańsk, and manage over 150 apartments. What stands behind these numbers is described below.
Lion Apartments. Sopot-based company with the highest Airbnb rating in the comparison: 4.79 with 1,794 reviews, Superhost status, ten years on the platform. On Google 4.6 with 322 reviews. According to its own description, it manages over 200 apartments in Tri-City. Two hundredths separate it from first place.
Downtown Apartments. Large nationwide operator: the company started in Tri-City but today, as it states, is among Poland’s leading operators and operates in many cities. Scale is visible in the numbers: 3,143 reviews on Google and over 30,000 reviews on Airbnb, with ratings of 4.6 and 4.72. This is the opposite model to local: one team and one set of standards stretched across the country. Despite eight years on Airbnb, no Superhost status.
Flatbook. Gdańsk-based company with nine years on Airbnb (4.61 with 655 reviews). On Google, reviews are split across eight profiles, from the business listing to individual buildings; their weighted average is 4.56 from 280 reviews. The highest-rated profile, Casa Blush, has 4.8.
StayWin. Gdańsk-based company with an office on Toruńska, eleven years on Airbnb, where it has 4.76 with 2,368 reviews and Superhost status. The gap between sources is the largest in the table here: 4.3 on Google with 818 reviews.
BookingHost. Nationwide operator based in Warsaw, largest number of Airbnb reviews in the comparison (over 41,000) with a rating of 4.39. On Google 4.4 with 1,756 reviews.
Sun & Snow. Warsaw-based company, according to its own description Poland’s largest operator of apartments in resort destinations. Business profile on Google: 4.2 with 522 reviews. Gdańsk Airbnb account: 4.56 with 1,677 reviews. In Gdańsk it also maintains property-specific profiles, from 4.8 (Front Park) to 2.1 (Old Town).
RentPlanet. Wrocław-based company present in many cities, in Gdańsk including the Chlebova building. Business profile on Google: 4.2 with 1,704 reviews. On Airbnb we found an account with 266 reviews and a rating of 4.56; since the company may operate more accounts, we state this value as “at least.”
Comfort Apartments & Properties. Gdańsk-based company with long tenure on Airbnb (10 years, 2,919 reviews, rating 4.54). On Google 3.9 with 173 reviews, the lowest rating in the table.
What Is Airbnb Superhost and Why Does It Matter to an Owner?
When assessing rental management in Tri-City, Superhost status is the only external certificate of guest service quality. Airbnb grants it to an entire host account, not an individual listing. Airbnb verifies it four times a year and requires simultaneously: an average rating of at least 4.8 from the last 365 days, a message response rate of at least 90 percent, fewer than 1 percent cancellations by the host, and minimum activity (at least 10 stays per year). One apartment dragging down the average or one extra cancellation is enough for the status to lapse for the entire portfolio.
For an apartment owner, this means two concrete things. The status is an independent, quarterly-renewed confirmation that the operator maintains quality across all apartments, not just a few flagship ones. And because guests can filter search results to see only Superhosts, a listing in such a portfolio is simply viewed and booked more often. In our comparison, three out of nine companies have the status: Apartmore, Lion Apartments, and StayWin. All three are local companies; none of the nationwide operators maintained the status.
What Else to Consider When Choosing a Company
Guest reviews show how a company works day to day. How it will be to work with as an owner depends on several things that are not visible in any ranking. It is worth asking about them before signing a contract.
Coverage. A company operating in one city has a team within walking distance of every apartment. A nationwide operator manages from headquarters and relies locally on subcontractors. For a guest, the difference is visible when the lock or heating stops working at eleven at night.
Office and people on site. It is good when a company has a local office and staff who know the owner and the specific apartment. Contact should be with a person who knows the case, not a hotline.
Access to your own apartment. Ask whether you keep the keys or the lock code and whether you can look in on the apartment or stay in it outside guest bookings. A company that takes all the keys from the owner or does not share the access code should have a good reason for it.
Who cleans and repairs. Ask whether the company has its own cleaning and technical team or outsources this work to subcontractors. It is this daily work on cleanliness, linens, and minor issues that builds guest reviews, and reviews generate future reservations.
Commission basis. On the Tri-City market, short-term rental management companies usually charge 15–30% of income. Commission on income (after deducting costs: portal fees, cleaning) and commission on revenue (on the entire amount paid by the guest) are completely different amounts at the same rate. Ask directly what the commission is calculated on and what is included.
Startup fees. Some companies charge the owner money before the first reservation: for an electronic lock, for sets of linens and towels, for a photo shoot, for preparing the listing. The lock is worth checking especially carefully: the owner buys it with their own money, but the device works in the operator’s system, and after ending the cooperation it may turn out that it does not work with another company’s software. Linens with the operator’s logo work similarly. An honest arrangement is simple: the operator earns commission on what the apartment earned, not on what the owner paid upfront.
Contract and exit. Indefinite term or a loyalty period of several years? What is the notice period and are there penalties for termination? A contract that is hard to exit says more about a company than its website.
Settlements. Monthly report with every reservation, every cost, and transfer on a set date.
Owner panel. A report once a month is the minimum. Also ask about real-time access: a transparent panel where you can see every reservation, and changes appear immediately, without delays. This gives full control over what is happening with the apartment, even between reports.
Sales and pricing. In how many channels is the apartment sold, how often are prices updated, and does the company also sell directly, through its own website with a booking system, without portal commissions. Occupancy outside the season depends on this.
How many years and where. Number of years on the market and in one city: a company that has gone through several seasons in Gdańsk knows its calendar and is not learning on your apartment.
Who to Entrust with Apartment Management in Gdańsk? What Stands Behind Apartmore’s Rating

Owner panel and transparent settlements. Every reservation is visible in the panel in real time, changes appear immediately, without delays, so the owner has full control over what is happening with the apartment. Plus monthly report and transfer on a set date.
Sales in eight channels and dynamic pricing. We sell listings in eight channels simultaneously, including directly without portal commissions, and update prices up to three times a day.
Own website and custom booking system. We conduct direct sales on a fast, modern website with a booking engine built to our specifications, which we develop continuously and fully control.
