What a nationwide chain offers
The advantage of a chain is scale. If you own flats in several cities, one agreement, one panel and one settlement for all of them save time. A chain also has a recognisable brand and procedures that work the same way in every city.
Scale comes at a price, however. Your apartment is one of many in a portfolio spanning several cities, and the regional manager looks after a large number of properties and may change. Prices are usually set by a central system that does not always take local events and the seasonality of a specific district into account. Cleaning and repairs may be done by subcontractors, so quality depends on another company in the chain. The agreement is usually uniform for the whole network, which makes it harder to change terms on owner stays or the notice period. Decisions on spending for the apartment may go through several levels, which lengthens the response time.
What a local operator offers
The advantage of a local operator is the combination of proximity and market knowledge. Several differences have a direct impact on the apartment’s income and on your peace of mind:
- Knowledge of the city. A local operator knows the rhythm of demand in Gdańsk: St Dominic’s Fair, concerts at Polsat Plus Arena, trade fairs at AmberExpo, long weekends and the quieter months outside the season. It builds them into prices in advance. It also knows where parking is difficult, which streets are noisier and what guests expect in a given part of the city.

- More effective advertising budget. A local company targets its advertising only at guests looking for accommodation in its city, so the budget is not spread across many markets.

Six questions that reveal the difference
Ask them of every company during the first conversation and note down the answers. It will make it easier to compare the offers.
- Who cleans the apartment: your employee or an external company? Both models can work well. If cleaning is done by a subcontractor, ask who is responsible for quality and who pays for any corrections.
- How quickly do you respond to a fault or an additional request from a guest, and who deals with it?
