Is real estate worth investing?

Is real estate worth investing - apartments in gdansk

We can invest money we have, in many ways. We can invest it in real estate for rent. For many years it has been a very popular form of investing, especially among private investors.

Assuming, that we have collected adequate fund and we decide to buy apartment for rent, we have to answer two important questions: what buy (home or apartment) and where?

LONG-TERM, SHORT-TERM, HYBRID AND CORPORATE REAL ESTATE RENTAL

If we want to make right choice, we firstly need to consider to whom, in what form and for how long we plan to rent the apartment. Long-term rental seems to be the most advantageous and safest. Of course, this is a relatively reliable income and a less-absorbing occupation, so if we want to do it ourselves, this is a good solution. In that case, it is recommended to buy an apartment in our town, arrange it so that it is suitable for long-term rental and enjoy a constant monthly profit. Even if our tenant decides to terminate the contract, we will most likely find a new one within a month or two. However, limiting yourself to one form of rental is not the best idea. Currently, short-term and hybrid rental is becoming more and more popular, but it works mainly in tourist destinations.

If we have the opportunity to invest in the apartments in Gdansk, let’s consider how to get the highest possible rental income. It is possible that with a short-term system, in some months we will earn slightly less than with a permanent tenant, but would such a renter bring us profits of several thousand zlotys during the holiday period? We are able to achieve such results in cooperation with a professional rental operator.

Poles are equally eager to spend their holidays on the Baltic Sea. For some of them, the sea is something they cannot imagine their vacation without. Gdańsk is developing very quickly, adapting to the needs of tourists, and its accommodation base is expanding at an amazing pace in response to the growing demand for this type of services.

APARTMENT OR ROOM IN THE CONDO HOTEL?

Tourists are increasingly choosing to rent apartments instead of traditional hotel rooms. A homely atmosphere, the possibility of spending time together in one room with a family or a group of friends, and a fully equipped kitchen, access to a washing machine and other facilities, allow for a comfortable stay even for several weeks.

The Tri-City combines not only the charm of a resort, cozy pubs and clubs, but also offers unlimited opportunities to spend time “in the city” when the weather is not favorable for sunbathing. On the other hand, in winter Gdańsk tempts with beautiful views, a Christmas Market and dining facilities, which – unlike small seaside towns – are thriving all year round.

2020 IN THE TOURISM INDUSTRY – CHANGES IN THE RENTAL MARKET

Currently, the situation in the tourism industry is far from “normal”. Short-term rental in the era of the coronavirus pandemic is practically non-existent. Nobody was ready for the situation that followed. Rental operators faced the hard task of ensuring profits for both their customers and themselves with virtually zero tourist traffic and periodic bans on short-term rentals.

If someone chose a good business partner who had an adequate corporate client base on time, collaborated with student organizations that provided accommodation for Erasmus participants, they lost little. Such alternatives and contacts were unavailable to private individuals who had previously rented their apartments on their own. The pandemic situation will last for some time, so it is worth considering transferring your apartment in Gdańsk (or in another city) to professionals. So that it is a profitable investment, not a worry.
