An answer like \u201cthree to ten thousand\u201d doesn\u2019t help anyone, and the rounded figures in ads can confuse people more than they clarify things. So let\u2019s try a different approach: we\u2019ll show you what the actual rental income for an apartment in Gda\u0144sk really consists of and why two apartments right next to each other can generate completely different amounts of income. After 10 years of managing apartments in the very heart of the city, we know where the pitfalls lie in these calculations. <\/p>\n
Why won’t any honest person give you a single figure?<\/h2>\n
Because an apartment’s rental income depends on four factors at once: location, size, quality, and the time of year. Change just one of them, and the result can vary by as much as half. <\/p>\n
Let\u2019s take two studio apartments located ten minutes\u2019 walk apart. The first is right on the Mot\u0142awa River, the second is behind the railroad tracks. In the summer, both will be rented out, because Gda\u0144sk is bursting at the seams during peak season. The difference becomes apparent in October: the first one is still occupied, because weekend tourists want to stay where there\u2019s something going on, while the second one starts to sit empty. On an annual basis, this isn\u2019t just a minor difference\u2014it amounts to over a dozen thousand zlotys. <\/p>\n
That\u2019s why when someone promises you a specific profit without viewing the apartment and assessing its neighborhood, it\u2019s not a forecast\u2014it\u2019s just a sales pitch. A reliable appraisal is always based on data from similar apartments in the same neighborhood. <\/p>\n
How does seasonality affect results in Gda\u0144sk?<\/h2>\n
Gda\u0144sk has one of the most distinct seasons in Poland. From May to September, the city is flooded with tourists, nightly rates rise, and good apartments in the city center are often booked up weeks in advance. In winter, tourist traffic slows down, leaving mainly business, conference, and weekend visitors. <\/p>\n
And here\u2019s something the ads don\u2019t mention: an apartment doesn\u2019t have to operate in a single mode all year round. During peak season, short stays at the highest rates work best.
